Overview

This exquisitely restored 400 year old finca is located on 23.000 sqm (250.000 sqf) of private hillside property overlooking the San Augusti valley. Private bedroom suites with direct garden access, sleek spacious bathrooms, outdoor hot showers for maximum poolside comfort, various terraces and lounge areas for sunbathing, dining or sweet siestas with only fruit and olive trees as witnesses.The pool is 11.4m x 3.85m. The sea water is 25 degres Celsius, and the pool is about 28 in the summer.

Living Rooms: Open plan central lounge area with large sofa facing fireplace and 2 large armchairs. Small desk area with telephone. Speakers for iStik/iPod/iTunes. Adjoining dining area with seating for 6-8. Additional living room with sofa and settee, TV, DVD, Wi-Fi.

Kitchen: Double fridge, freezer, large central marble island including gas range cooker with separate grill, dishwasher, large double carved stone sink, oven/microwave, Nespresso coffee machine, large stock of tableware, glasses, cutlery, kitchen accessories, pots.

Utility Room: Large capacity washing machine, scrub sink, vacuum cleaner, pails, mops, brooms, brushes, wash basins, cleaning equipment, ironing board, iron, portable drying rack (permanent drying lines also installed at back of house), clothespins, large laundry bin.

Accessibility:
The multilevel house and gardens are not suitable for wheelchair users.

Outside:
The property has a nice-sized non-heated private pool with 8 sunbeds, and a shaded area with a 12 seater table for outdoor dining. Winter garden, surrounding countryside, numerous patios and terraces on different levels in and around the house and pool area. Additional outdoor shaded dining area adjoining kitchen (seats 8), as well as another outdoor sun-lovers dining area seating 10-12.

Please note Bedroom 5 is detached and located at the entrance to the property, in the garden area leading to the front door of the main house. It may serve as a guest suite for maximum privacy, or for a nanny/housekeeper or guardian's house. Bathroom and kitchenette.

Location

The villa is perfectly located for easy access to the best beaches on the Island which are no more than a 10-15 minute drive away.

Travel:
The airport is 15 mins drive. It is recommended to hire a car in Ibiza. The port in Ibiza town is 20 mins drive from the villa (ferries from Barcelona, Palma and Denia). There is also a ferry service to the smaller sister island Formentera from Ibiza town. The ferry takes around 30 mins and takes you to some of the most stunning beaches in Europe.

Distances:
San Agustin village is 3 minutes away, San Jose and San Antonio are 5 minutes away and Ibiza town 20 minutes. The pretty village of San Josep (5 mins drive) has a great supermarket with a butchers selling excellent fresh meat for barbecues. There are 3 banks/cash machines in the village. A great juice bar, a bakery, lots of little cafes and bars plus a pharmacy, and a video store.
